How we calculate
- Payments use a standard reducing-balance formula with the annual percentage rate (APR) that Saudi banks publish.
- Maximum finance per SAMA: 90% of value for a Saudi citizen’s first home and 70% for an additional home. Banks typically ask non-Saudi borrowers for at least 30% down.
- Debt-burden caps: 55% of salary for incomes up to SAR 15,000 (65% for Sakani beneficiaries) and 65% above that. Each bank sets its own policy within these limits.
- Saudi citizens are exempt from the transaction tax on the first SAR 1 million of a first home.
Can foreigners buy property in Saudi Arabia?
Yes, within limits. Saudi Arabia’s updated law on real estate ownership by non-Saudis took effect in January 2026. It allows ownership in designated geographic zones, and legal residents can generally own a home for personal use. How much deposit do I need for a mortgage in Saudi Arabia?
Saudi citizens buying their first home can borrow up to 90% of the property value under SAMA rules, so the minimum down payment is 10%. Second homes and most non-Saudi borrowers typically need 30% or more. Banks also cap total monthly debt repayments as a share of salary (the debt-burden ratio), which our mortgage calculator checks for you.
What are the costs of buying property in Saudi Arabia?
Budget for the 5% Real Estate Transaction Tax (Saudi citizens are exempt on the first SAR 1 million of a first home), a brokerage commission of up to 2.5% plus VAT, and bank valuation and arrangement fees if you finance.
